Questions buyers ask before they commit
The advertised price covers the right to use the land (for leasehold), the building, and the inventory listed with the property, plus taxes and our agency commission. Confirm the inventory list with us before you commit.
In most cases the only extra is the notary fee, usually around 1% of the sale price. Example: a $100,000 purchase is roughly $101,000 including notary. Bank transfer fees, forex, and optional legal counsel are not included.
Let's talk about it first to make sure it is the right fit for you, then we arrange a viewing in person or on video, review the documentation, discuss payment terms, and negotiate where possible. When you are ready, we start the acquisition with an MOU and a deposit, then handle the notarial process through to handover.
You get the registered right to use the property for a set term, commonly 20 to 30 years, often with extension options written into the contract. That includes use of the building and the right to rent it out under the agreed terms. Read more about leasehold in Bali.
Simpler than most people expect. You can complete a purchase remotely with a passport, funds, and a clear internet connection. We manage sourcing, due diligence, negotiation, and the notarial process end to end.
Yes. Foreign individuals can buy leasehold without a visa, and companies can buy through a PT PMA. Many of our clients close without visiting Bali first.
When the lease expires and is not extended, the right to use the land and building returns to the landlord. That is why extension clauses, remaining term, and exit strategy matter before you buy.
Yes. You can assign or sell the remaining lease term to another buyer at any point, subject to the contract. Timing, location, and remaining years on the lease all affect resale value.
Foreign individuals cannot hold Hak Milik (freehold) in their own name. Leasehold is the standard route for individuals. A PT PMA can hold freehold-equivalent rights under HGB for longer-term corporate ownership.
Yes, when the title, permits, and contract are verified by professionals. Working with a licensed agency and a registered notary is the reliable path. Doing everything alone raises the risk of avoidable mistakes.
Yes. After purchase we can help with PT PMA setup, visas, permits and licensing, legal follow-up, and villa management introductions. The goal is the same after closing as before: a property that works for your plan.
