Question 1

Can foreigners buy property in Bali?

Accepted Answer

Yes, but the structure matters. Most foreign buyers use a leasehold agreement for a villa or land. Larger investors and developers may use a PT PMA company structure, which can hold stronger long-term rights through HGB. The right route depends on whether you are buying for lifestyle, rental income, resale, or development.

Question 2

What is the difference between leasehold and freehold in Bali?

Accepted Answer

Freehold, or Hak Milik, is reserved for Indonesian citizens. Foreign buyers usually buy through leasehold, which gives control of the property for a fixed term, often 25 to 30 years with extensions. A PT PMA can be used for some long-term commercial ownership structures. What matters most is that the contract, extension terms, zoning, and permits are checked before you commit.

Question 3

How much does a villa in Bali cost?

Accepted Answer

Entry prices change by area, lease length, land size, build quality, and whether the villa is ready or off-plan. Smaller leasehold villas in emerging areas can start in the low hundreds of thousands of dollars, while prime Canggu, Pererenan, Uluwatu, Seminyak, and beachfront villas can move far higher. The listing price is only the start of the decision. The better question is whether the property fits the plan you have for it.

Question 4

Where is the best place to buy property in Bali?

Accepted Answer

There is no single best area. Canggu and Pererenan suit buyers who want strong rental demand and resale liquidity. Uluwatu is strong for design-led villas, ocean views, and premium daily rates. Seminyak is more established. Ubud suits buyers who want nature and longer stays. Seseh, Tabanan, and Kedungu can make sense when the buyer understands the timeline and development risk.

Question 5

Is it better to buy an off-plan villa or a ready villa?

Accepted Answer

Ready villas are easier to judge because you can inspect the finished product and, in some cases, review real rental history. Off-plan villas can offer better entry pricing and payment stages, but the risk moves to the developer, construction quality, timeline, and contract. The better choice depends less on the label and more on the operator behind the project.

Question 6

What should I check before buying a villa in Bali?

Accepted Answer

Check the land title, zoning, building permits, access, water, electricity, lease extension terms, rental license position, and whether the numbers are gross or net. For rentals, the property manager can make or break the result. Buying the asset is only part of the work. How the asset is managed matters just as much.

Question 7

What returns are realistic from a Bali rental villa?

Accepted Answer

Returns depend on location, design, nightly rate, occupancy, operating costs, taxes, and management. A villa can look good on paper and still underperform if the pricing, guest experience, maintenance, and marketing are weak. Always compare net return after management fees and running costs, not only projected gross revenue.

Question 8

Can I buy property in Bali remotely?

Accepted Answer

Yes. Many buyers shortlist remotely, inspect by video, review documents with a notary, and sign through a power of attorney. It can work, but only if the process is controlled properly. Remote buying should not mean skipping due diligence.
